Best Places to Buy a Home in Utah County: Prices, Commutes, and Tradeoffs
By Dan Candidi ·

The best place to buy a home in Utah County depends on your budget, the kind of home you want, and where you need to go each day. In the ten locations compared here, Eagle Mountain, Springville and Payson had the lowest single-family median sale prices in the selected third-quarter (Q3) 2026 Multiple Listing Service (MLS) data. Lehi, American Fork, Orem and Provo have listed FrontRunner stations worth checking against your actual route.
For example, 79 of 219 completed single-family sales recorded under Eagle Mountain in this dataset were for $500,000 or less. Use that as a budget benchmark, then check what’s available today.
These figures cover July 1–September 30, 2026. Sales are grouped by the city name entered in the MLS. Those labels haven’t been checked against each city’s official boundaries. The dataset selects listings with the new-construction flag set to “false.” That flag alone doesn’t prove the included homes were previously occupied.
A ranking without the tradeoffs is a brochure with numbers attached.
How do single-family prices compare across Utah County?
Here’s the single-family comparison for the ten selected locations. The median is the middle price when sale prices are put in order. With an even number of sales, it is the average of the two middle prices. Several homes can sell at the median price.
Prices below are rounded to the nearest $1,000. The sales count tells you how many closings support each figure.

City names are MLS labels, not independently checked municipal boundaries. Only listings with the new-construction flag set to “false” were selected; prior occupancy was not verified.
The matching Utah County single-family median was $605,000 across 1,415 closings. That county figure includes locations beyond this shortlist.
Use this comparison to narrow your search. A median reflects the homes that sold, so differences in size, condition, lot and location affect the comparison. It won’t tell you what the same house would cost in another city.
What should you compare in each location?
This guide covers ten locations in Utah County. Use the prices and local features to build a shortlist, then check the homes themselves.
Eagle Mountain
Eagle Mountain had the lowest single-family median in this ten-location comparison. If purchase price is your main concern, start by checking homes that fit your budget here.
For local recreation, the city lists playgrounds, sports courts and a walking loop at Cory B. Wride Memorial Park. The splash pad is seasonal. UTA On Demand serves portions of Eagle Mountain, so check the actual service zone rather than assuming an address is covered.
Springville
In Springville, 20 of the 52 single-family closings were at $500,000 or less.
The city’s Clyde Recreation Center lists pools, fitness programs and drop-in sports at 717 South 1200 West. If those are part of your routine, check how far the home is from the facility.
Payson
Payson recorded 19 single-family closings at $500,000 or less out of 53.
Hollow Park, at 800 South 300 East, lists a nature walk, trails, picnic tables and a playground. Check the route from each home to work and the places you visit most often.
Orem
In Orem, 34 of 104 single-family closings were at $500,000 or less.
Orem Central is on UTA’s FrontRunner station list. The city also lists the Orem Family Fitness Center at 575 West Center Street. Check the trip from the home all the way to your destination. A station in the city is only useful if the route works for you.
Provo
Provo recorded 37 single-family closings at $500,000 or less out of 115.
Provo Central is a listed FrontRunner station. The Provo Recreation Center at 320 West 500 North includes indoor aquatics and fitness facilities. Facility schedules, fees and holiday adjustments still apply.
American Fork
American Fork recorded 19 single-family closings at $500,000 or less out of 63.
Its FrontRunner station is listed at 782 West 200 South. The American Fork Fitness Center is at 454 North Center Street. Check the distance from the homes you’re considering to each location.
Spanish Fork
Spanish Fork recorded 28 single-family closings at $500,000 or less out of 95.
Canyon View Park connects with the Spanish Fork River Trail. The city closes regular park use from October through February. Its current notice also says the pond is drained for improvements and fishing is unavailable during the work.
Saratoga Springs
Saratoga Springs’ single-family median was close to the county figure in this dataset. Its townhouses and condos are worth comparing separately if you’re flexible about property type.
Neptune Park, at 452 West 400 North, lists a playground, basketball court and pavilion. The city notes a closure after Splash Days through the end of June. UTA On Demand covers portions of Saratoga Springs; confirm the address is inside the zone.
Pleasant Grove
Pleasant Grove’s single-family median was above the matching county median in this dataset. That doesn’t tell you what a particular home should sell for.
The city lists a municipal Recreation Center with membership options. Compare the homes that fit your budget and the amenities you would use. This quarter’s townhouse sample was too small for a highlighted price comparison here.
Lehi
Lehi had the highest single-family median among these ten locations in the selected quarter. Check individual listings against your budget before ruling out Lehi.
UTA lists a Lehi FrontRunner station at 3101 North Ashton Boulevard. The Legacy Center, at 123 North Center Street, offers recreation and aquatic programs. The value of either location depends on where the home is and when you would use it.
Would a townhouse or condo fit your budget better?
In the matching countywide data, townhouses and condos had lower median purchase prices than single-family homes:
Single-family houses: $605,000 median; 1,415 closings.
Townhouses: $415,000 median; 426 closings.
Condominiums: about $310,000 median; 189 closings.
The MLS counts these as separate property types. All use the same Q3 period and new-construction filter explained above.
At a $500,000 purchase budget, 309 of 1,415 single-family closings were at or below that amount—about 22%. For townhouses it was 391 of 426, about 92%; for condos, 184 of 189, about 97%.
That makes property type an important part of your search. It doesn’t establish what’s currently available or what monthly payment works for you.
Check homeowners association (HOA) dues, who pays for which insurance coverage, community rules and the property’s condition before deciding a lower price means a lower total cost. Fannie Mae’s HOA guide explains why the association’s finances and insurance coverage deserve a look.
How should you compare commutes and transit?
Start with your destination, workdays and usual arrival time. Include the trip to the station or bus stop and the connection to your destination.
UTA lists FrontRunner stations in Lehi, American Fork, Orem and Provo. Its service overview describes Monday–Saturday operation, with typical 30-minute weekday peak service and 60-minute off-peak and Saturday service. Use the current schedule and alerts for your actual trip.
For portions of Eagle Mountain, Saratoga Springs, Lehi and American Fork, North Utah County On Demand offers local connections. It is not coverage for every address in those cities. UTA describes a six-mile trip limit, with possible exceptions for FrontRunner connections.
UDOT also lists ongoing work on Pioneer Crossing between Redwood Road and I-15. Some added lanes are open, while other work remains active or planned. Don’t build a home-buying decision around a promised future travel-time saving.
A kitchen photo can’t tell you what your Tuesday commute will feel like. Test the route before you commit to the location.
What should you check before choosing a city?
Compare a few actual homes using the same questions:
What is the purchase price, and what would the full monthly cost include?
Does the property type and condition fit what you need?
How does the route work on your normal schedule?
Are the amenities you care about actually convenient to this address?
The Consumer Financial Protection Bureau recommends budgeting for taxes, insurance, applicable HOA fees, maintenance and utilities. Utah County’s property search can help you look up the specific parcel’s information and tax records.
Use city medians to narrow the search, then compare the costs of the actual homes.
Questions buyers ask about Utah County locations
Which location had the lowest single-family median in this comparison?
Eagle Mountain, at about $530,000 across 219 closings, had the lowest median among the ten locations compared. This is Q3 2026 data grouped by MLS city labels, not independently checked municipal boundaries. Only listings with the new-construction flag set to “false” were selected; prior occupancy was not verified. It is not a ranking of every Utah County city.
Can you buy a home for $500,000 or less in Utah County?
The selected Q3 2026 data includes closings at that price in all ten MLS city-label groups. Countywide, 309 single-family closings, 391 townhouse closings and 184 condo closings were at or below $500,000. Only listings with the new-construction flag set to “false” were selected; prior occupancy was not verified. Current availability requires a fresh search.
Does this comparison include new construction?
It selects listings with the MLS new-construction flag set to “false.” That is a specific data filter, not proof that each home was previously occupied. Listings with an unknown flag are not part of that selection.
Which of these locations have FrontRunner stations?
UTA lists stations in Lehi, American Fork, Orem and Provo. Check the actual home-to-station route, train schedule and destination connection before relying on rail for your commute.
Why aren’t there city-level prices for every housing type?
Some townhouse and condo groups had too few closings for a useful highlighted comparison. A small sample can swing with just a few sales. The research keeps the property types separate rather than combining them to make the comparison look fuller.
