Where Are the Most Affordable Places to Buy a House in Salt Lake County?
Shopping for a house in Salt Lake County? Your budget can go very different distances depending on where you look. Comparing actual closed sales—rather than only asking prices—can help you narrow down your search.
Our preliminary analysis uses WFRMLS closed sales from July 1 through September 30, 2026, retrieved October 14, 2026. It focuses on existing detached single-family houses. The results are still under independent review because some builder sales were incorrectly flagged as resales.
The preliminary affordability picture
- Kearns: 31 qualifying sales; median sold price $415,000; 26 sales below $500,000. Independently reconciled in Claude's audit.
- Magna: Six builder sales were flagged as resale by the MLS. Claude's provisional corrected sample is 65 sales, with a median of approximately $450,000 and 43 below $500,000. Further verification pending.
- West Valley City: Initial MLS extraction showed 175 qualifying sales, a $479,900 median, and 102 below $500,000. Not yet fully independently certified.
- Taylorsville: Initial extract showed 109 qualifying sales and a $520,000 median. Audit pending.
- Midvale: Initial extract showed 26 qualifying sales and a $539,500 median. Audit pending.
These numbers are historical closed sales, not current asking prices or a guarantee of availability. The source's "City" field can describe the mailing city rather than a precise municipal boundary.
Kearns: Lower-priced houses in this sample
Kearns recorded a $415,000 median among 31 qualifying closed sales. Twenty-six sales were below $500,000. That makes it a useful place to investigate if you're looking for a detached house with a price limit—but availability and condition vary by property.
Magna: A potential lower-cost option
Magna appears near the affordable end of our preliminary ranking. However, the audit found six transactions from a builder among properties marked as existing resales. We are excluding those transactions from the working comparison and reconciling the final figure before publication.
West Valley City: More transactions to compare
Our first extract found 102 detached resale houses closing below $500,000 in West Valley City during the quarter. That may give buyers a broader selection to evaluate than some smaller communities. This figure is awaiting independent review.
What a median price does—and doesn't—tell you
A median sold price is the midpoint of sales in a given sample. It is not a forecast of the price of a particular home. The mix of lot sizes, ages, renovations, and neighborhoods can change from one quarter to the next, so median prices should not be treated as proof that every home's value changed.
How to compare neighborhoods within your budget
Start with communities where homes have actually sold in your price range. Then compare the properties themselves: square footage, layout, lot size, condition, commuting needs, HOA costs, and your total expected monthly payment. A single citywide median cannot answer those questions by itself.
Next step: Search current Utah homes or request a property search tailored to your budget.
FAQs
Can I buy a detached house for under $500,000 in Salt Lake County?
Yes, the third-quarter sample includes closed detached-home sales below $500,000 in multiple areas. Whether suitable homes are available now depends on current listings.
Does this study include townhomes and condos?
No. The intended final analysis excludes those property types as well as builder/new-construction sales.
Are these city limits?
Not necessarily. WFRMLS's city field may be a mailing-city label, so a final city-limit comparison requires geographic reconciliation.
