Lehi vs. Saratoga Springs: Homes, Prices, and Everyday Tradeoffs

Lehi and Saratoga Springs deserve separate searches for single-family homes and townhouses. In our Q3 2026 MLS city cohorts, Saratoga Springs had the lower single-family median, while Lehi had the slightly lower townhouse median. Lehi also has a FrontRunner station; whether that helps you depends on the actual home and your destination.
For example, the single-family medians were $662,750 in Lehi and $610,000 in Saratoga Springs. Townhouse medians were much closer: $440,250 and $446,313. Those are historical sale prices, not quotes for two equivalent homes. A city name alone won't tell you which purchase works better.
How do Lehi and Saratoga Springs home prices compare?
The single-family median gap was $52,750. The townhouse gap was $6,063 in the opposite direction. That is a good reason to choose your property type before deciding which city is “cheaper.”
A median is the middle sale price in a group. Half the recorded prices are at or below it, and half are at or above it. It helps describe the group, but it doesn't price a specific house.
Single-family homes: the larger gap
Lehi's median was $662,750 across 196 single-family sales. Saratoga Springs' median was $610,000 across 165 sales.
That makes Saratoga Springs worth including if your single-family budget is closer to its historical median. It does not mean an equivalent house costs $52,750 less there. Size, condition, lot, location and the mix of homes sold can affect the result.
Townhouses: compare the homes and HOA details
Lehi's townhouse median was $440,250 across 55 sales. Saratoga Springs' was $446,313 across 84 sales.
With a much smaller price gap, I'd spend more time comparing the individual properties, HOA dues and what those dues cover. A lower purchase price can lose some of its appeal once the rest of the monthly bills introduce themselves.
Condos: the samples aren't equally useful
Saratoga Springs had 49 condo sales with a $307,937 median. Lehi had only eight condo sales in this cohort, so I'm leaving its median out of the comparison.
If you're shopping condos, compare current units and their association documents. This dataset doesn't support a strong city-to-city condo price conclusion.
What these numbers include
Source: WFRMLS/UtahRealEstate.com, retrieved October 24, 2026. Closed sales from July 1 through September 30, 2026, in Utah County, grouped by the MLS-recorded city and exact property subtype. Homes marked as new construction were excluded; that flag does not establish prior occupancy.
These city labels were not checked against municipal boundary polygons. Counts are MLS listing sales, not confirmed unique parcels. The figures describe this historical cohort, not today's inventory, every home in either city, or a forecast.
Which city makes more sense for your commute?
Lehi has a FrontRunner station at 3101 N. Ashton Boulevard, according to UTA's station directory. UTA also lists Route 806, connecting Eagle Mountain, Saratoga Springs, Lehi Station and UVU.
Check whether those options work from the actual home. Access to the station and bus stops varies by address. Check the specific stop, service schedule, transfers and trip to your destination.
For driving, test the route from each home at the time you'd normally leave and return. Include the trip to groceries or other places you visit often. A Saturday showing route can make a very persuasive case for a commute you'll never actually have.
Keep future road improvements separate from today's drive
UDOT's 2100 North project is under construction in Lehi. It is intended to connect Mountain View Corridor and I-15 by freeway. UDOT lists preliminary completion in late 2028, subject to change.
Compare the drive you can make today. Treat the planned connection as future infrastructure, with a schedule that may change. It isn't a reason to assume a particular commute time or future home value.
What amenities should you compare?
Start with places you'd use regularly, then check how each home connects to them.
In Lehi, Olympic Park lists pickleball courts and a walking path connecting to the Jordan River Trail. Those are specific amenities you can visit rather than trying to decode a listing's “amazing lifestyle” paragraph.
In Saratoga Springs, South Marina Park lists trails and lake recreation facilities. Lake levels, launch conditions and water-quality advisories can affect use. Check the city's current guidance and linked state advisories before planning a lake outing.
Neither park tells you what every neighborhood is like. Visit the streets around the homes you're considering and check the actual route to the amenities that matter to you.
Compare the full cost of the two homes
For each property, ask for the current HOA dues and coverage, property-tax record, insurance quote and available utility information. Then account for maintenance and any near-term repairs.
Put those costs beside the purchase price. For a townhouse or condo, read the association documents and ask about assessments and maintenance responsibilities.
This is where a comparison of two actual homes becomes more useful than city medians alone. Include the bills you'll pay after closing. They rarely get a starring role in the listing photos.
How I'd narrow your search
First, choose the property type and price range you want to investigate. Search both cities using the same criteria.
Then compare a short list of homes for condition, total cost and your regular trips. If access to Lehi Station matters, test that part of the trip too. If lake access or a particular trail matters, visit it from the home.
My recommendation: use the city data to decide where to look, then let the individual homes earn their place on your list.

Frequently asked questions
Is Saratoga Springs cheaper than Lehi?
It had a lower single-family median in this Q3 2026 MLS cohort: $610,000 versus $662,750. Townhouses went the other direction, at $446,313 in Saratoga Springs and $440,250 in Lehi. These are different groups of sold homes, not prices for equivalent properties.
Does Saratoga Springs have a FrontRunner station?
UTA's current station directory does not list a Saratoga Springs FrontRunner station. It lists Lehi Station at 3101 N. Ashton Boulevard. Check UTA's current routes and schedules to see whether a connection works from a particular home.
Should I choose a townhouse based on the lower city median?
Use the median as context, then compare actual units, HOA dues, coverage, condition and location. A $6,063 difference between these historical townhouse medians doesn't settle which current home is the better purchase for you.
Will the 2100 North project make my commute shorter?
The project is intended to improve the connection between Mountain View Corridor and I-15. Your own trip depends on its origin, destination, timing and the completed road configuration. UDOT's preliminary completion date is late 2028; don't treat projected improvements as an existing commute benefit.
